The Next Perspective in Real Estate ®

Property Watch

Despite the pandemic and lockdown that began in March, Next Realty has continued to move forward with new transactions and the buildout of spaces at various properties in its portfolio. Following is a summary of these notable events:

Lincolnshire Commons

Fat Rosie’s Taco and Tequila Bar, the creation of veteran restaurant owner Scott Harris, has opened its fourth Chicago area Mexican concept restaurant, leasing space at Lincolnshire Commons. This is the seventh restaurant currently operating at Lincolnshire Commons. Fat Rosie’s offers curbside pickup, indoor dine-in, patio dining and delivery.

The concept for Fat Rosie’s came to Scott Harris on a visit to Mexico. While getting to know an expert agave farmer, Harris learned that the man treated his loyal and trusted donkey, Fat Rosie, like a member of the family. With that admiration, and the influence of a little tequila, Harris vowed to one day open a tequila bar and name it after Fat Rosie.

Lincolnshire Commons is a 133,000 SF, Class A retail complex anchored by a NorthShore University Health System clinic.

Oak Lawn Promenade

An urgent care center and quick service restaurant have opened, and a hair stylist has relocated within the 32,258 SF center located near Chicago Ridge Mall in southwest suburban Oak Lawn:

  • OSF Health Care leased 3,880 SF to use as an urgent care center. OSF provides essential services to the community, including same day immediate medical care.
  • Wingstop opened a new 1,512 SF quick service restaurant offering take-out and delivery, as well as indoor dining (when approved) for a limited number of customers.
  • Fantastic Sam’s moved to a new 1,280 SF location to promote social distancing while maintaining their current client base in the area.

Roosevelt Plaza

Louisiana Crab Shack is expanding its presence in Chicago, as part of a broader US expansion. The restaurant has completed a 5,900 SF lease at Roosevelt Plaza in Lombard.

Louisiana Crab Shack is a chain of authentic Cajun-Creole Seafood Fusion restaurants that incorporate the seafood recipes of Louisiana and authentic Vietnamese pho. The opening of the restaurant is expected shortly.

The Restaurant selected Roosevelt Plaza because of the ability to occupy an outparcel position with excellent ingress and egress to Roosevelt Road, the demographic profile of the market area, and the co-tenancy of the center.

Roosevelt Plaza is a 131,822 SF center. The center is now 100 percent occupied by tenants that include Hobby Lobby, X-Sport, Dollar General, Harbor Freight Tools and Fruitful Yield. Starbucks Coffee occupies space at another outparcel on the property.
